Management and
Rental / Service Charge Accounting
We operate within the accounting
regulations of the Royal Institution
of Chartered Surveyors (subject to annual audit and covered by a
client money protection scheme). We can tailor our managing agency role
to your needs from full management (looking after your tenanted property
completely) to service management only (where you collect rents etc. but
prefer us to manage repairs and maintenance etc.).
Landlord and
Tenant, Leases, and Lease Renewals
Agreement of a lease with an ingoing
tenant or your landlord, renewal of an existing tenancy, including
rental, repair terms, insurance, and any service charges applicable. All
subject to formal documentation by your legal advisor (usually a
solicitor).
Rent Reviews,
Assignments, and Lease Surrenders
Acting for the landlord or tenant in
respect of rent reviews, break clauses, or other covenant requirements
in the lease. Also to agree terms in respect of assigning the remainder
of the lease to a third party (possibly with variations to the original
lease), and/or an early surrender (giving up of an lease before the
expiry date).
Dilapidation
Claims and Schedules
Compilation of a schedule of
Dilapidations at the end of the lease, and/or negotiating a settlement
for dilapidations with your landlord or tenant in accordance with the
repair etc. covenants of the lease. |
